One of the main reasons is the substantial fragmentation in construction, especially the low grade of digitalization in planning and execution. Because of the political topicality, the commission for reforming capital construction projects was founded to look for solutions. One main recommendation after the investigation was the intensified use of digital applications like the Building Information Modeling (BIM). The implementation of these applications is a step to address the current problems. From now on, buildings are supposed to be build first virtual, then in reality. Countries like Great Britain and the USA use these applications extensively, in contrast to Germany. The implementation of BIM resulted in several improvements during a construction project. Because of that, new research projects in the field of national BIM were initiated. At the time, this concerns mainly construction projects of public interest. To show the importance of the matter and to initiate a change. Other than these initiatives concerning BIM suggest, the paradigm shift correlating with BIM has indeed an impact on small and medium sized construction projects and the planning offices involved. These projects are a substantial part of the construction volume in Germany and will, in times of wealth, low interest rate and a housing shortage, grow more important. But these smaller construction projects remain often unregarded, in contrast to capital construction projects, national and international ones, where the advantage of BIM was already proven. In contrast to that, this work will focus on the implementation and the advantages of Building Information Modeling in the area of smaller construction projects. To examine the potential benefit of BIM, a corresponding assessment model will be developed and implemented. The technological advancements regarding BIM (smart model creation, loss-free data transfer, multidimensionality) will be defined and the advantages worked out application-specific. Evaluable criterias will be created through identification of the conditions essential for meeting the requirements of the single BIM goals. Generating a specific application method is ensuring the quantification of the evaluation process. Through this a pointrange will be determined to evaluate a general reachability of an all-including BIM application. For the first time the architects in the examination will get a method and indicators for testing and implementation of Building Information Modeling regarding their own work environment. Through assessment of the correlation costs the economic effects will be shown beside the construction-procedural effects. Through a two-tracked evaluation process within the model, the robustness and practical relevance of the final result will be guaranteed. The model created in this paper is designed for a fundamental evaluation of the actual condition in the examination room. Furthermore, this can be applied for the application in individual cases.
